How to estimate cash needed for property purchase

Property purchase cost shows the cash needed beyond the advertised price. It calculates legal fees, SST, transfer and loan stamp duty, and land-registration charges from dated Malaysian tables. It then adds the deposit that financing does not cover. Enter the SPA date, price, and buyer details to see the total.

What is this module for?

This tool estimates the total cash required to complete a property purchase. It includes legal fees, SST, stamp duty, and registration charges. It also calculates the deposit portion not covered by financing. The date, buyer type, and state determine which fees apply.

How do I estimate the purchase cost?

  1. Choose the SPA date, enter the property price and financing margin, then choose the buyer type and state.
  2. Tick the first-home exemption only if every condition in the hint is true. Ticking it is your own declaration, not an eligibility check by the app.
  3. Read every fee line and its legal source, then compare Cash needed in total with the bank and cash balance filled from your books. That balance uses active bank and cash accounts only, not credit cards.

How are land registration charges handled?

Land-registration charges vary by state. Only the Selangor scale is verified in the app. For every other state, that line is left out and the result says the total is short. You must obtain the registration charges from that land office and add them yourself. Do not substitute the Selangor figure.

What if the calculation stops?

If there is no verified stamp duty table for the date, the app stops. This is because stamp duty is the bulk of the answer. A refusal means the verified table is missing and a current quote is required. Do not treat a stopped calculation as zero fees.

What this does to your books

This calculator posts nothing and saves nothing. Reading account balances does not change them. Record the completed purchase later in the module that owns the real asset, loan and payment.

Questions, answered

Does the property purchase cost tool post to my accounts?

No, this calculator posts nothing and saves nothing. Reading account balances does not change them. You must record the completed purchase later in the module that owns the real asset, loan and payment.

What does the financing margin mean?

The financing margin is the percentage of the property price funded by the loan. The unfunded balance is your deposit. This amount is added to the other fees to show the total cash needed.

Can I use the Selangor registration fee for other states?

No, you must not substitute the Selangor figure. Only the Selangor scale is verified. For other states, the line is left out, and you must obtain the charges from that land office and add them yourself.
